Refund and Returns Policy

1. Introduction These Terms & Conditions (“Terms”) govern the booking and use of the private luxury villas operated under the brand Tuscan Farms (“Property”, “we”, “us”, or “our”). By making a reservation, the Guest (“you”, “your”, “Primary Guest”, “Occupant”) agrees to comply with and be legally bound by these Terms. These Terms apply to all occupants, visitors, invitees, and members of the group under the reservation.

2. Booking, Payment & Security Deposit A minimum advance of 50% of the total booking amount or 10,000 (whichever is higher) must be paid online to confirm the reservation. The remaining balance, along with a mandatory refundable security deposit of 5,000, shall be payable strictly in cash at the time of check-in. Entry to the Property will be granted only upon settlement of the total reservation amount, meals (if applicable), and the refundable security deposit. The Primary Guest shall be liable for the actions, damages, and compliance of all guests within their group.

3. Check-In / Check-Out Standard check-in time: 1:00 PM IST. Standard check-out time: 11:00 AM IST. Late check-out beyond 11:30 AM is subject to availability and will be charged at 5,000 per hour.

4. House Rules Visitors not included in the booking are strictly prohibited. Consumption, possession, or distribution of illegal drugs or contraband is strictly forbidden. Outdoor music is permitted only until 10:00 PM, in compliance with local regulations. Guests are advised to bring their own speaker systems. While one portable speaker may be provided, Tuscan Farms does not guarantee its working condition. Guests are responsible for maintaining order and ensuring no unlawful or disruptive behavior occurs.

5. Facilities & Limitations The Property is located in Karjat, a semi-rural area with limited restaurant services (nearest approx. 10–12 km). Food delivery platforms (Swiggy/Zomato) may not be operational. Electricity backup is provided by inverter and generator systems. During load-shedding, only essential appliances (lights, fans) will remain operational. Heavy appliances (AC, geyser, refrigerator) may be temporarily unavailable. Tuscan Farms may assist with providing local contacts (rickshaw vendors, ice vendors) but shall not be responsible for fare negotiations, punctuality, or service quality.

6. Liability & Valuables Guests are solely responsible for their personal belongings and valuables. Tuscan Farms assumes no liability for theft, loss, or damage. The management shall not be liable for injury, illness, accident, or death occurring on or around the Property.

7. Damages Any damage caused to the Property, fixtures, or fittings shall be deducted from the refundable security deposit. If damages exceed the security deposit, the Primary Guest shall be personally liable to compensate Tuscan Farms within seven (7) days. Failure to pay shall result in legal proceedings against the Primary Guest.

8. Legal & Jurisdiction Rights of admission are reserved. Tuscan Farms reserves the right to deny or cancel bookings without prior notice. Guests waive the right to initiate any civil or criminal action against Tuscan Farms for service dissatisfaction, force majeure, or any cause beyond reasonable control. Tuscan Farms reserves the right to take legal action against Guests for defamatory, false, or malicious online reviews or social media posts. All disputes shall be subject to the exclusive jurisdiction of the courts at Mumbai,Maharashtra, India.

9. Acceptance Clause By proceeding with a reservation at Tuscan Farms and checking the acknowledgment box prior to booking confirmation, the Guest affirms that they have carefully read, understood, and agreed to be legally bound by these Terms & Conditions. This digital acknowledgment shall constitute valid consent under the Information Technology Act, 2000 and shall be legally enforceable
